Buying your next home
Upgrading or downsizing? We sort the timing of buying and selling so you are never caught short.
Moving home when you already own one adds a layer of timing and finance puzzles: should you buy first or sell first, do you need bridging finance, how much equity can you use? Andrew helps you sequence it without the stress.
We work out your position, model the scenarios, and line up finance so you can move with confidence rather than crossing your fingers. The big question is usually timing. Buying first means you secure the home you want but may need bridging finance to cover the overlap; selling first gives you certainty on your budget but can leave you renting in between. There is no single right answer, only the one that fits your situation and your appetite for risk.
Andrew also helps you make the most of the equity you have built. Depending on your loan and your borrowing capacity, that equity can become the deposit on your next place, which means you may not need to wait until your current home sells. He will walk you through what is realistic before you start inspecting.
From your first numbers through to coordinating two settlements on the same day, Andrew keeps the moving parts tidy so nothing falls over. He helps upgraders and downsizers across Brisbane and South-East Queensland.

Common questions
If yours isn’t here, just ask Andrew below.
Does using a mortgage broker cost me anything?
In most cases, no. Brisbane City Home Loans is paid a commission by the lender you choose once your loan settles, so our service is generally free to you. If a fee ever does apply to your situation, we tell you in writing before you proceed, so there are never surprises.
Can I use the equity in my home?
Often yes. If your property has grown in value or you have paid down your loan, you may be able to access that equity for renovations, an investment property or your next home. How much you can use depends on your lender and your borrowing capacity. We can work it out with you.
Should I buy first or sell first?
There is no single right answer, it depends on your equity, the market and your appetite for risk. Bridging finance can let you buy before you sell, while selling first gives you certainty on your budget. Andrew helps you weigh the options for your situation so the timing does not catch you out.
How long does the whole process take?
It varies with your situation and the lender, but pre-approval can often be arranged within days, and full approval timing depends on the property and how complete your paperwork is. Andrew keeps things moving and keeps you updated so you are never left wondering where things are at.
